The existing buildings form the Client’s current operational base. The Wenlock Road site consists of a group of rundown two and three storey brick buildings of light industrial space. The surrounding area has a mix of commercial and residential uses. Buildings adjoining the site vary between two and seven stories. The site is sits on a canal Basin, within the Regent’s Canal Conservation Area.

The brief was to redevelop, maximising the site value, and providing a scheme which would be a positive asset to the area which the Planning Authority would look on favourably. The proposal is for a pair of residential blocks, set around a lightwell and garden, above a plinth of B1 offices. The dual aspect flats are arranged to take maximum advantage of light and views, oriented on an East and West axis. Comprehensive landscaping and tree planting along Wenlock Basin provides environmental enhancement to the canal side.

The scheme is designed to minimise its energy requirements, using gas CHP, Solar PV, and solar thermal to achieve BREEAM ‘Very Good’ rating.
